Search San Diego County by APN or address

The secured assessment-roll search is designed for assessed values and exemption amounts. San Diego also uses a contracted ParcelQuest service for parcel numbers, property characteristics and assessor maps, with a limited number of free searches.

  1. Search the current assessment roll by APN or mailing/property address.
  2. Confirm the parcel number before moving to maps or the tax-bill system.
  3. Use ParcelQuest for parcel characteristics and assessor-map context, while reading the county disclaimer about limits and possible fees.
  4. Use the Treasurer-Tax Collector system for secured, unsecured, defaulted, supplemental and escape bills.
  5. Use official record search for recorded documents, noting that online APN document searches are restricted by California law.
Search shortcut: The tax-payment system accepts the parcel number or current mailing address for secured bills. For an unsecured bill, use the tax year and bill number instead.

What the public record can and cannot establish

The Assessor’s public information can show assessed value, exemption amount, APN and property characteristics. Mapping and building-record services may add parcel maps or structural information.

San Diego County states that ParcelQuest information can change without notice. Certified recorded-document copies are obtained directly from the Recorder, and online APN searching of official records is no longer available after the December 2024 law change.

Notification of assessed value and Proposition 8 review

San Diego publishes a Notification of Assessed Value for taxable real-estate parcels. Owners should compare the parcel, current value and exemption amount before requesting a review. A temporary market decline can support a Proposition 8 review, while a change of ownership or construction can create a supplemental assessment.

The 2026 roll search reflects Assessor records as of June 30, 2026. Later corrections may not appear in that specific notice view.

Property-tax savings and exclusions

The Assessor provides homeowners’, disabled-veteran and institutional exemptions, intergenerational exclusions, senior and disabled exclusions, and disaster or calamity relief. A transfer exclusion and an exemption are different programs and require different evidence.

  • Review Owner Alert for document-recording notifications.
  • Manufactured homes can have assessment and title issues that differ from standard real property.
  • Business property, aircraft and vessels are unsecured-property categories.
  • The county provides disaster and calamity tax-relief resources.

San Diego County assessment appeals

For fiscal year 2025-2026, the regular appeal filing period is July 2, 2026 through November 30, 2026. The Assessment Appeals Board is independent from the Assessor.

Speak with the Assessor first when the disagreement is a factual error, but file with the Clerk of the Board by the deadline if a formal review remains necessary.

Property-tax bills and payments

The Treasurer-Tax Collector allows bill search and payment for multiple roll types. E-check payments are free and generate an immediate receipt. Operators answer collection questions but do not take payments by phone; a separate automated number handles phone payments.

Foreign access can be blocked by the payment processor. Do not use an unofficial workaround or give payment details to a directory site.

Deeds, ownership and recorded-document research

The Recorder accepts and indexes recordable documents. Due to California Assembly Bill 1785, APN searches are no longer available in the online official-record system; APN searching remains available at county kiosks.

Common lookup problems

  • Use the current mailing address if a tax-bill search fails by situs address.
  • ParcelQuest permits up to 25 searches in a 30-day period without a subscription.
  • Recorded-document images or certified copies can require a fee.
  • A building-record request is separate from the assessment-roll search.
  • The annual assessed-value notice can be older than a later correction.

Buyer and homeowner checks

  • Verify the APN and every associated parcel.
  • Estimate supplemental tax after a purchase or new construction.
  • Check current exemptions and transfer exclusions.
  • Use the Recorder for deeds and title-related documents.
  • Check Mello-Roos and other charges on the actual tax bill.

How to Verify the Exact San Diego County Account

Start with the official search portal at sdarcc.gov. Begin with the identifier printed on the notice, bill or deed. If the first query fails, use the owner or street address and copy the identifier from the matched record instead of inventing a format.

  1. Confirm the situs or property location and do not confuse it with the owner’s mailing address.
  2. Match the legal description, subdivision, lot, block, survey, abstract or other local land identifier.
  3. Compare land area, property class and improvement description with the physical property.
  4. Check the valuation year and whether the amount is preliminary, current, certified or already billed.
  5. Open the map at sdarcc.gov for location context, then rely on recorded documents and a survey for legal boundaries.
  6. Look for related real, personal, mineral, mobile-home or business accounts before assuming the search is complete.
Boundary warning: a GIS line can be generalized or shifted. It is not a survey, title commitment or legal access opinion.

Audit the San Diego County Property Card Field by Field

Ownership and mailingOwner display, mailing address, exemptions and confidentiality flags
Parcel identityAccount, APN or folio, legal description, map reference and situs
LandAcreage or square footage, use, neighborhood, site influence and special classification
ImprovementsBuilding area, year built, condition, quality, use and accessory structures
ValueLand, improvements, total market/appraised, assessed and taxable values
HistoryPrior values, transfers, permits, sales or notices when the portal publishes them

When a field is wrong, report the exact field rather than asking the office to “fix the taxes.” Send San Diego County Assessor/Recorder/County Clerk the account number and evidence such as a recorded deed, survey, permit, demolition record, measurements, photographs or exemption approval. A tax collector can correct a payment posting but normally cannot alter these appraisal fields.
