How to search Broward County property records

BCPA provides multiple targeted search tools instead of forcing every record into one form. Real-property search is for parcels and assessment records; tangible, sales, subdivision, timeshare, commercial and land searches serve different research needs.

  1. Open BCPA’s official client portal.
  2. Choose the search type that matches the property or account.
  3. Search with the property ID, owner, address or the fields offered by that search.
  4. Open the parcel summary and review values, exemptions, sales and taxing-authority information.
  5. Use Owner Alert, the Tax Collector or official records for their separate tasks.
Portal-specific tip: BCPA’s legacy address search expects exact street-name formatting but permits a wildcard at the end. If an address fails, use the property ID or a shorter street name. Ownership changes follow deeds recorded with Broward County.

What the property appraiser record includes

BCPA records can include property ID, owner and mailing address, situs address, property use, adjusted building area, year built, beds and baths, zoning, legal description, land and improvement values, Save Our Homes value, exemptions, taxable values and sales history.

The record is maintained for ad valorem assessment. It can help identify a parcel and explain assessment history, but it is not a survey, title policy, permit history or guarantee of current legal ownership.

Homestead, portability and other exemptions

BCPA provides online homestead and other exemption filing, portability and exemption-status tools. Eligibility generally depends on ownership and permanent residence as of January 1, with supporting Florida identification and other information required by the portal.

Florida homestead owners may receive Save Our Homes limitation and portability. A buyer should not assume the seller’s assessed value or exemptions will remain after a change in ownership.

Assessment review and Value Adjustment Board

Value and exemption disputes may proceed to the Broward VAB. Use BCPA forms and the current VAB instructions. A value appeal, exemption denial and late-file request can have different deadlines and forms.

  • Read the TRIM notice and use the deadline printed for the parcel.
  • Contact the Property Appraiser for an informal review without waiting until the last filing day.
  • File a VAB petition if the issue is not resolved or if a formal review is needed.
  • Separate a value dispute from a tax-rate complaint; taxing authorities set millage rates.

Tangible personal property, agriculture and special records

BCPA separately supports tangible personal property, agricultural classification, commercial and land search, split/combine requests and catastrophic-damage reporting. Use the specialized workflow for the account type.

Tax payments and annual bills

BCPA states that it does not send tax bills or collect taxes. The Broward County Tax Collector handles billing and payment. Current-owner taxes are not a reliable estimate for a purchaser after reassessment.

Deeds, ownership updates and fraud alerts

BCPA updates ownership from deeds recorded with the Broward County Records Division. Owner Alert can notify a registered owner about record activity, but it is not title insurance and BCPA cannot adjudicate a fraudulent-deed dispute.

Common corrections

Contact BCPA for incorrect parcel characteristics, mailing address, exemptions or ownership processing. For a conflicting or allegedly fraudulent deed, search official records and obtain legal guidance; the Property Appraiser cannot decide who has superior title.

Buyer and homeowner checks

  • Use BCPA’s buyer warning and tax estimator rather than assuming the seller’s taxes continue.
  • Check homestead and portability status.
  • Search the recorded deed and liens separately.
  • Register for Owner Alert after acquisition.
  • Review any separate tangible, timeshare, commercial or land accounts.

How to Verify the Exact Broward County Account

Start with the official search portal at web.bcpa.net. Prefer an official parcel, APN, folio or account number when it is available. If the first query fails, use the owner or street address and copy the identifier from the matched record instead of inventing a format.

  1. Confirm the situs or property location and do not confuse it with the owner’s mailing address.
  2. Match the legal description, subdivision, lot, block, survey, abstract or other local land identifier.
  3. Compare land area, property class and improvement description with the physical property.
  4. Check the valuation year and whether the amount is preliminary, current, certified or already billed.
  5. Open the map at web.bcpa.net for location context, then rely on recorded documents and a survey for legal boundaries.
  6. Look for related real, personal, mineral, mobile-home or business accounts before assuming the search is complete.
Boundary warning: a GIS line can be generalized or shifted. It is not a survey, title commitment or legal access opinion.

Audit the Broward County Property Card Field by Field

Ownership and mailingOwner display, mailing address, exemptions and confidentiality flags
Parcel identityAccount, APN or folio, legal description, map reference and situs
LandAcreage or square footage, use, neighborhood, site influence and special classification
ImprovementsBuilding area, year built, condition, quality, use and accessory structures
ValueLand, improvements, total market/appraised, assessed and taxable values
HistoryPrior values, transfers, permits, sales or notices when the portal publishes them

When a field is wrong, report the exact field rather than asking the office to “fix the taxes.” Send Broward County Property Appraiser the account number and evidence such as a recorded deed, survey, permit, demolition record, measurements, photographs or exemption approval. A tax collector can correct a payment posting but normally cannot alter these appraisal fields.

Yes. BCPA provides separate property, tangible, sales, subdivision, timeshare, commercial and land searches.

What is BCPA Owner Alert?

Why might a Broward address search fail?

Why can a Broward County property have more than one account?

How do I correct an error in a Broward County property record?

Contact Broward County Property Appraiser with the parcel/account number, the exact incorrect field and supporting documents. A deed error must be corrected through the official recorder or clerk, not the assessment office.
