Search Nassau County assessment and land records

The Land Records Viewer is the starting point for a Nassau property. It can be searched by address or SBL and may show assessment-roll information, tax maps, property photographs, prior taxes, tax rates, exemptions and comparable sales.

  1. Search by house number, street name, town and ZIP when you do not know the SBL.
  2. Omit directional prefixes and street-type suffixes if the address search fails.
  3. Use the SBL when available and make sure its section, block and lot format matches the assessment database.
  4. Open the parcel and compare the location, tax class, assessment, exemptions and photograph.
  5. Use the County Clerk database separately for recorded deeds because Clerk and Assessor identifiers can be formatted differently.
Address-search tip: The official viewer advises entering the street name without directionals or suffixes. A parcel can be easier to find by SBL than by a mailing-style address.

Assessment is separate from the tax bill

The Department of Assessment develops the annual value and maintains property records and tax maps. The Assessment Review Commission is an independent agency that decides applications for correction of assessment. School and general property-tax bills are normally issued by the responsible town or city receiver, not by the Department of Assessment.

Use AROW for an annual assessment grievance

AROW, Assessment Review on the Web, supports property lookup, comparable-sale research, electronic grievance filing and appeal-status tracking. Nassau creates a new assessment each year, so an owner must challenge the applicable tentative roll even when an earlier appeal remains unresolved.

As of July 27, 2026, the regular ARC filing period for the 2027/28 assessment has closed. The official review calendar shows the next steps for that roll and will publish the dates for the next tentative assessment. Do not reuse an old date on a future filing.

What to prepare for an ARC filing

  • The correct SBL and property address.
  • The assessment and requested market value.
  • Comparable sales selected for similarity, location and relevant valuation date.
  • Photographs, repair estimates or documents supporting a physical-condition claim.
  • Authorization when a representative files for the owner.

Exemptions and record corrections

The Department of Assessment processes exemption applications and maintains property characteristics. If an exemption is missing, verify the applicable tax year and approval status. If a building characteristic, mailing address or owner entry is wrong, identify the exact field and provide the Department with the SBL and supporting document. A title dispute still belongs in the recorded-document and legal process.

Buyer due diligence in Nassau County

  • Review the current and tentative assessment rolls.
  • Identify exemptions that may belong only to the seller.
  • Check both school and general tax obligations with the correct local receiver.
  • Compare the assessor SBL with the County Clerk record.
  • Do not treat a tax-map line as a boundary survey.

How to Verify the Exact Nassau County Account

Start with the official search portal at lrv.nassaucountyny.gov. Begin with the identifier printed on the notice, bill or deed. If the first query fails, use the owner or street address and copy the identifier from the matched record instead of inventing a format.

  1. Confirm the situs or property location and do not confuse it with the owner’s mailing address.
  2. Match the legal description, subdivision, lot, block, survey, abstract or other local land identifier.
  3. Compare land area, property class and improvement description with the physical property.
  4. Check the valuation year and whether the amount is preliminary, current, certified or already billed.
  5. Open the map at lrv.nassaucountyny.gov for location context, then rely on recorded documents and a survey for legal boundaries.
  6. Look for related real, personal, mineral, mobile-home or business accounts before assuming the search is complete.
Boundary warning: a GIS line can be generalized or shifted. It is not a survey, title commitment or legal access opinion.

Audit the Nassau County Property Card Field by Field

Ownership and mailingOwner display, mailing address, exemptions and confidentiality flags
Parcel identityAccount, APN or folio, legal description, map reference and situs
LandAcreage or square footage, use, neighborhood, site influence and special classification
ImprovementsBuilding area, year built, condition, quality, use and accessory structures
ValueLand, improvements, total market/appraised, assessed and taxable values
HistoryPrior values, transfers, permits, sales or notices when the portal publishes them

When a field is wrong, report the exact field rather than asking the office to “fix the taxes.” Send Nassau County Department of Assessment the account number and evidence such as a recorded deed, survey, permit, demolition record, measurements, photographs or exemption approval. A tax collector can correct a payment posting but normally cannot alter these appraisal fields.
