How to search Tarrant County property records

TAD’s search separates residential, commercial, mineral and personal property. Results may expose the account number, site number, address, owner, market value, legal description, georeference, subdivision, notice information and direct links to related county systems.

  1. Open TAD’s official property search.
  2. Select the correct property type before entering the search value.
  3. Search with the strongest identifier available, such as an account, site number, owner, address or georeference.
  4. Open the matching result and verify the legal description and owner rather than relying on the first similar address.
  5. Use the linked TAD map, County Tax Office and deed-search resources for their separate tasks.
Fast troubleshooting: A mineral or personal-property account will not necessarily appear under Residential. If an address fails, try the account or site number. If a newly split parcel shows limited history, confirm the parent and child accounts.

What the appraisal record can show

The public appraisal record is designed for property-tax administration. Depending on the account type, it may show the owner name and mailing address, situs address, account or property ID, legal description, land and improvement values, market and appraised values, exemptions or special appraisal, sales or deed references, building characteristics and links to maps or related documents.

TAD records may display market and appraised value history, exemptions or special appraisal, legal description, subdivision and account documents. The site also links the appraisal account to the Tax Office and deed search, but those remain separate records.

Exemptions and special appraisal

TAD account records can display homestead and special-appraisal codes. Property owners should use current official forms for homestead, age/disability, veteran, agricultural or other benefits and confirm that the approved benefit appears on the correct account.

Rural owners should use the district’s agricultural or open-space forms rather than assuming an “ag exemption” transfers automatically. The office reviews qualifying use, history, intensity and change-of-use issues.

Protesting a Tarrant County appraisal

For most Texas property owners, the normal protest deadline is May 15 or 30 days after the notice was delivered, whichever is later. The deadline printed on the notice controls.

Use the protest deadline and notice information associated with the property account. TAD’s search results can display notice and protest-deadline fields. File through the district’s current protest method and preserve confirmation.

  • Check the account and notice before filing.
  • State the reason for the protest and the owner’s opinion of value where requested.
  • Upload or deliver photographs, repair estimates, comparable sales and corrections to property characteristics.
  • Review the district’s evidence and settlement options before the formal hearing.
  • Keep the confirmation number, postmark or stamped copy.

Business personal property, minerals and special accounts

Business owners should review the district’s rendition forms for furniture, fixtures, machinery, inventory, leased equipment and other taxable personal property. A real-estate account and a business-personal-property account are separate records.

TAD’s search explicitly includes mineral and personal property. Mineral, business and special-appraisal accounts should be reviewed under the correct type rather than treated as missing when they do not appear in a residential search.

Property taxes, deeds and ownership changes

The Tarrant County Tax Office is the correct place for balances and payments. TAD values the account and provides assessment details, but an appraisal value is not the amount currently due.

The official-records search is the correct source for deeds, liens and recorded instruments. A TAD instrument reference can help locate a document but does not replace review of the recorded image.

Correcting a property record

Start with the field that is wrong. For an incorrect mailing address, ownership entry, legal description, acreage, building area, property class or exemption, collect the property ID, the current record, and the document that supports the correction. Ownership changes normally depend on a recorded deed reaching the appraisal district; boundary disputes and title conflicts require more than an appraisal-record correction.

Buyer and homeowner checks

  • Check every account linked to the site, including mineral, personal-property or multiple-parcel records.
  • Compare current market and appraised value and identify any benefit that belongs only to the seller.
  • Review the County Tax Office account for unpaid years.
  • Search the Clerk’s recorded documents and obtain a survey when boundaries matter.
  • Confirm whether a new split or combination has complete history.

How to Verify the Exact Tarrant County Account

Start with the official search portal at tad.org. Prefer an official parcel, APN, folio or account number when it is available. If the first query fails, use the owner or street address and copy the identifier from the matched record instead of inventing a format.

  1. Confirm the situs or property location and do not confuse it with the owner’s mailing address.
  2. Match the legal description, subdivision, lot, block, survey, abstract or other local land identifier.
  3. Compare land area, property class and improvement description with the physical property.
  4. Check the valuation year and whether the amount is preliminary, current, certified or already billed.
  5. Open the map at tad.org for location context, then rely on recorded documents and a survey for legal boundaries.
  6. Look for related real, personal, mineral, mobile-home or business accounts before assuming the search is complete.
Boundary warning: a GIS line can be generalized or shifted. It is not a survey, title commitment or legal access opinion.

Audit the Tarrant County Property Card Field by Field

Ownership and mailingOwner display, mailing address, exemptions and confidentiality flags
Parcel identityAccount, APN or folio, legal description, map reference and situs
LandAcreage or square footage, use, neighborhood, site influence and special classification
ImprovementsBuilding area, year built, condition, quality, use and accessory structures
ValueLand, improvements, total market/appraised, assessed and taxable values
HistoryPrior values, transfers, permits, sales or notices when the portal publishes them

When a field is wrong, report the exact field rather than asking the office to “fix the taxes.” Send Tarrant Appraisal District the account number and evidence such as a recorded deed, survey, permit, demolition record, measurements, photographs or exemption approval. A tax collector can correct a payment posting but normally cannot alter these appraisal fields.
